How to Determine the Value of Your San Diego Home?
SAN DIEGO, CA. – So you’re planning on selling your San Diego home but the big question that you have like other homeowners is what is your home actually worth, and how do you determine the value of your home?
In this article I will share with you several tips you can use to determine what your home is really worth so you can ultimately sell it for the right price.
Tip #1 – Research Comparable Properties in Your Neighborhood
The first step to determining what your San Diego home is worth is to research comparable properties in your neighborhood that have recently sold because the key to success with determining the value of your home is to find a similar home as yours that have many features in common like: bedrooms, bathrooms, square footage and amenities.
When reviewing comps to determine what your San Diego home is really worth it’s also important to remember that some homes that are similar to yours in terms of bedrooms/bathrooms and square footage may be worth more than yours especially if the home has a swimming pool, two car garage, and other amenities nearby that your home doesn’t have.
In these cases you can determine what your home is worth by subtracting the value of those amenities that your home doesn’t have like a swimming pool or three car garage in order to determine the real value of your home.
Tip #2 – Use Online Tools to Determine Home Value
During the process of determining the value of your San Diego home you can use websites like Zillow and Trulia to determine the value of your home but keep in mind that this data should only be a starting point for determining home value because some websites don’t update their data regularly and you should have an experienced professional to help you understand it.
Tip #4 – Hire a Home Appraiser
Another thing you can do to determine the value of your home in San Diego is to hire a professional home appraiser to help you determine the value of your home.
Before hiring a home appraiser do the following:
- Ask for their license number.
- Get their office location.
- Find out if they specialize in appraising San Diego homes.
- Verify their experience by researching them online.
- Ask the appraiser if they have been disciplined before.
- Confirm that they work full time or part time.
- Ask if your appraiser is certified or licensed.
A home appraisal will cost up to $400 and may require two hours of your time so it’s important to be aware of this cost and time commitment before you hire a home appraiser.
Tip #5 – Hire A San Diego Realtor® To Help You Determine Your Home’s Value
The most important thing you can do to determine the value of your San Diego home is to hire an experienced Real Estate Agent because your agent will be able to access the Multiple Listing Service (MLS) and help you to accurately come up with the value of your home.
Before choosing a San Diego Real Estate agent make sure that you hire a Realtor® who has been working in the San Diego Real Estate market for more than one year and has experience buying or selling homes in your neighborhood.
It doesn’t matter if your home is located in North Park, Little Italy, the Gaslamp District or near the beach, not all San Diego neighborhoods are the same in terms of home values or demand, and you want to hire a Realtor® who has bought or sold homes in your neighborhood in the past and can help to sell your home for the most money.
